The strength of modern engineered timber is not visible from the outside

CLT panels are made by gluing together layers of wood in different directions under pressure, and they are tested to meet EN 16351 standards. In terms of strength-to-weight ratio, modern engineered timber outperforms plain concrete in several measures.
And it's fire-rated; timber chars at a slow, predictable rate, about 0.65 mm per minute for softwood. That gives occupants more warning and more structural integrity during a fire than an unprotected steel frame gives them, which can buckle with almost no warning once it hits critical temperature.
The sourcing question, answered honestly:
People ask us constantly: Is this actually sustainable, or is it marketing dressed up in earth tones? Fair question. Honest answer: It depends entirely on where the timber comes from. Look for FSC or PEFC certification. Look for SVLK-certified Indonesian hardwood, which confirms the wood came from managed forests, not clear-cut ones.
Borate-treated timber resists termites and fungal decay without the off-gassing associated with some pressure-treated alternatives. Ask your manufacturer for these certificates before you sign anything. If they can't produce them, you should be concerned.
What buyers actually feel:
There's research on these claims, not just marketing copy. Occupants of solid timber structures report better sleep and lower resting heart rates than people in conventional buildings. Wood is hygroscopic; it regulates humidity on its own, so the air inside never feels damp or bone-dry.
Add wood's natural acoustic dampening, and you get a home that's quieter and calmer. We've had clients walk into a finished cottage and lower their voices without knowing why.
